Work that typically needs a permit

Permits are generally required for:

  • Additions and structural changes (removing walls)
  • New or moved electrical, plumbing, or gas lines
  • HVAC system replacement
  • New windows or doors that change the opening
  • Decks, fences over a set height, and water heaters in many areas

Work that usually does not

Painting, flooring, cabinet refacing, countertop swaps, and like-for-like fixture replacement usually do not need a permit. When in doubt, call your local building department, since rules vary widely.
